Rental Requirements and Qualifications
Thank you for choosing to apply to rent a home through TriCap Property Management! We strive to provide a high-quality experience to our residents, and we are seeking long-term, high-quality residents.
Information Needed for the Application:
- Government issued photo ID
- Pay stubs or personal bank statements from the last two (2) months (no corporate bank statements
- Current landlord contact info and for the previous three years,
- All adults aged 18 + apply individually with their own email address and pay a $75 application fee; this fee is not refundable.
Common Reasons to be Declined:
Incomplete application, previous evictions, active collections from landlords, credit score below 600 or no credit, insufficient income, unsatisfactory references, active bankruptcies and move in dates too far in future can also be a reasons for a declined application. Additionally, criminal records are reviewed on a case by case basis and may be grounds for denial.
We do business in accordance with the Federal Fair Housing Law and welcome Persons of all Race, Color, Religion, Sex, Handicap, Familial Status, or National Origin.
Requirements to Qualify for Rental Properties
- Every adult 18 years or older (i.e. adult dependents excluded) is required to apply. Fee is $75 per adult applicant.
- Minimum FICO credit score is 600. If one adult is over 600 and another under 630 we average the credit scores
- No prior evictions, foreclosures or criminal record in prior 36 months
- Applicant must be able to show Proof of Employment with at least 2 valid pay stubs.
- Prior rental payment history should contain no late payment
- Please note the Pet Policy before submitting an application as application fees are non-refundable
- If you are a registered sex offender or were convicted of domestic violence; this will result in the denial of the application.
- Felony convictions may result in the application being denied.
- If you have had 2 or more evictions at any point in time; this is an automatic denial.
- If you have an open collection from a landlord or property management company, this is an automatic denial.
- We do not accept co-signers. You will need to qualify on your own merit.
- A higher deposit may be required depending on the scoring outcome.
